Irrigation System Audits

An irrigation system audit is a comprehensive evaluation of your entire irrigation system. Our goal is to identify leaks, damaged components, poor coverage, excessive water use, and other problems that can affect the health of your landscape and increase your water bill.

Our audit includes:

  • Controller inspection – We check the irrigation controller, programming, start times, run times, watering days, seasonal adjustments, and overall settings.
  • Zone-by-zone inspection – Every irrigation zone is operated individually to identify problems and evaluate how the system is performing.
  • Sprinkler and nozzle inspection – We inspect sprinkler heads, rotors, spray heads, and nozzles for damage, clogging, incorrect installation, and poor positioning.
  • Coverage evaluation – We look for areas that are being overwatered, underwatered, or completely missed. We also check for proper head-to-head coverage where appropriate.
  • Leak detection – We inspect for visible leaks, broken pipes, leaking valves, damaged heads, and other sources of water loss.
  • Pressure and flow evaluation – We assess whether each zone has appropriate pressure and flow for the installed irrigation equipment.
  • Valve inspection – Valves are checked for proper operation, leaks, stuck components, and other issues that can prevent a zone from operating correctly.
  • Drainage and runoff – We look for water running onto sidewalks, driveways, streets, or other areas where it is being wasted rather than absorbed by the landscape.
  • Plant and landscape requirements – We evaluate whether the irrigation schedule and application are appropriate for the type of plants, turf, soil, sun exposure, and landscape conditions.
  • Efficiency assessment – We identify opportunities to reduce unnecessary water use while maintaining healthy turf and plants.
  • System recommendations – At the end of the audit, we provide recommendations for repairs, adjustments, upgrades, or programming changes that can improve the system.

The goal

The purpose of an irrigation audit isn't simply to find what's broken. It's to make sure the entire system is working together efficiently.

A properly audited and adjusted irrigation system can help reduce water waste, improve landscape health, prevent costly damage, and give you better control over your irrigation system.

For Tiki Irrigation & Landscaping, I’d also use a strong closing line:

“We don’t just turn your irrigation on—we test the system, identify the problems, and make sure every zone is doing its job.”
